On-site meeting and €5,000 purchase deposit

If you have firmly decided to invest, we meet face to face in Bali or in Turkey and view the properties together. So that I can recognise serious buyers, a €5,000 deposit is required at this stage.

How does the deposit work?

1. The property and price are agreed. The house, villa or land you want to buy and its sale price are agreed in writing with the owner.
2. The deposit goes directly to the owner. The €5,000 is sent by bank transfer to the bank account of the house, villa or land owner — not to me.
3. It is stated in the transfer reference. The payment reference says the money is a deposit for the purchase of that specific property, so the payment is recorded by the bank.
4. It is deducted from the price at the title transfer. When the title deed passes to your name, the €5,000 is deducted from the agreed sale price. The deposit is not an extra cost; it is part of the property price.

Example: for a villa with an agreed price of €250,000, a €5,000 deposit is first sent to the owner. On the title deed day, the remaining €245,000 is paid.

Meeting place and travel costs

• If you want to buy in Bali we meet in Bali; if you want to buy in Turkey we meet in Turkey (Antalya, Alanya, Gazipaşa or Istanbul).
• If I am in another country at the time (for example, I am in Bali and you want to invest in Turkey), my return flight and my hotel for the number of days I stay are fully covered by you.

Why? I am a trustworthy person in my work and my time is very valuable. The deposit shows the owner and me that you are truly committed to buying.

The conditions under which the deposit is refunded are set out in the written deposit agreement with the owner. Before sending any money, have the agreement and the owner’s title documents checked by your independent lawyer.
